As the owners of a vacant industrial building, our Clients were in search of an adaptive re-use for their warehouse in San Clemente, CA. Native to the area, they witnessed the rising public interest in micro-brewing and the demand within the local market for brewing facilities. After some investigative research, they developed a new vision for their 12,000 square foot warehouse: to develop a micro-brewery. After several meetings, we began to develop a program for the space quickly realizing that this was not a typical brewing facility. Our client did not have interest to sell the property or lease to a single entity, but was vested in the community and wanted to advance the local micro-brewing culture. With open parameters and an innovative use, we had to redefine the project description from brewery to BrewHaus. Other than a contrived play on words, this term can be defined as a local incubator for micro-breweries; a facility that provides leasable space and equipment to small businesses or individuals looking to increase their brewing capacity and better connect to the local market. It is our Client’s goal to foster micro-breweries by providing affordable equipment and facilities for lease.

In support of the BrewHaus, the Brew Pub was designed as a flexible space. Flexibility is critical in sustaining business year round and reducing our client’s exposure. Characterized by folding wood ceilings, glass-backdrop bar showcasing the brewing process, covered outdoor patio space, and a string lit event lawn, the Brew Pub is an attractive space for the local community. This imaginative space has the capacity to serve as a brew pub or to be leased as an event space by private party, business, or wedding reception and offers a unique opportunity to interact with the brewing process while enjoying views of San Clemente Valley.
